Riverside, the most water-oriented of the group, carries the highest median at $3,025,000 and $880 per square foot, with less than one month of supply and sales closing above ask. WHAT WATERFRONT MEANS

Waterfront property in Greenwich means direct access to Long Island Sound, its harbors, or the tidal Mianus and Byram rivers. True waterfront means your property lines extend to mean high water. That is different from a water view, and the difference drives price, flood insurance requirements, and dock eligibility. These properties offer more than scenery: private or association beach access, mooring and docking rights, and a maritime lifestyle inland homes cannot match.

WATERFRONT NEIGHBORHOODS

Belle Haven is the crown jewel: a gated peninsula between Greenwich Harbor and Byram Harbor with expansive estates, a private club, and association amenities. Values here routinely run well into eight figures for direct waterfront.

Indian Harbor, Field Point, and Mead Point are the other gated and association waterfront enclaves near central Greenwich, each with deep-water access and estate-scale properties.

Greenwich waterfront spans a wide spectrum. Byram Shore and Cos Cob harbor-area homes represent the entry point. The shoreline neighborhoods of Old Greenwich and Riverside occupy the middle and upper-middle of the market, with neighborhood medians of $2.75 million and $3 million respectively and direct-water positions above that. Belle Haven, Indian Harbor, and Mead Point estates form the top of the market, where direct waterfront with deep-water docking regularly commands eight figures.

Price variation within the waterfront segment comes down to a few factors: direct frontage versus water view, dock facilities and water depth, lot size, elevation relative to flood zones, and association amenities. A private deep-water dock is the single largest premium driver.

INVENTORY REALITY

Waterfront scarcity in Greenwich is structural. Riverside had 3 single family homes for sale in June 2026. Byram had 3. Old Greenwich and Cos Cob had 9 each. Those counts cover entire neighborhoods; the direct-waterfront subset is a fraction of them. Riverside’s 0.9 months of supply means the neighborhood sells its entire inventory roughly every four weeks.

Buyers serious about Greenwich waterfront should expect to wait for the right listing and move quickly when it appears. Sales in the shoreline neighborhoods are closing above last list price: 105.6 percent in Riverside, 104.3 percent in Old Greenwich. Elevation relative to Base Flood Elevation determines cost: finished living space above BFE pays substantially less than space at or below it, and finished lower levels below elevation raise both risk and premium considerably.

Request a flood elevation certificate from the seller and a written flood insurance quote before going to contract. Renovation plans should factor in elevation improvements and flood-resistant construction, which reduce both risk and insurance cost over time.

DOCKS

Private dock access defines the top tier of Greenwich waterfront. Driving to Midtown runs under an hour off-peak via I-95.
